"Not so first time" first time buyer

Hello,

I'm looking for some hints or possible information and links to advice for someone who has not owned a property for about 5 years but who is looking to buy again.

Originally bought a house with my ex when I was very young, after 4 years living together and a messy breakup I was taken off the mortgage as she wanted to carry on in that house. I have been moving around renting for the past 5 years and I'm now looking to buy with my current girlfriend. We are putting money together with an eye to buying at the end of next year. I'm just wondering if there is any deals around that I would potentially be able to apply for?
My partner has a help to buy isa however as far as I can see I will not be able to use one as I have bought before, however on some of the pages here I see it mentions people being possible to apply if they haven't owned for 6 months?
Is there anything I can do? Most mortgages I've looked at seem to be a remortgage or a help to buy mortgage and I feel like my stupid heart filled impulses many years ago are now coming to bite me,
Any help is greatly appreciated, even if it is to tell me I'm going to have no luck getting help, thank you!

  • Mortgage companies all have silly definitions of first time buyers and sometimes they offer better deals and cashback to them. You may qualify as a first time buyer under a lenders definition.

    The main 3 mortgage types available are:

    First Time Buyer
    Homemover
    Remortgage

    You may qualify as a first time buyer, you will definitely qualify as a homemover. Again, depends on the lender.
    At the moment you can use Help to Buy equity loan as it is open to anyone who will only own a single home on completion, this is changing as well though so will close to true first time buyers only

    You 100% wont be a first time buyer for stamp duty or help to buy isa's or anything like that.

    We haven't owned since 2012, but we have been approved for a FTB mortgage with Nationwide. But we don't escape stamp duty sadly!

    Thank you - am I unable to get a government backed ftb isa because of my history?

    Yes - you can use a help to buy scheme, but not an ISA.
