applying for mortgage but dont have a p60

Hi everyone,

I am currently awaiting for an offer to be accepted before applying for a mortgage with my boyfriend. We have had a DIP from Halifax through a broker and have organised all our documents for when we're ready to proceed with our full mortgage application which will be with nationwide.

My question is, I left my permanent full time job in December and straight away started working full time freelance for another company, they have now put me on a permanent contract after I explained I needed this to be able to apply for a mortgage as my broker said I wouldnt be able to if I didnt have a permanent contract.

Due to this gap of not being on PAYE I dont have a P60 to submit, am I right in thinking I can submit my p45 with my tax return instead as this shows the total amount of tax I have paid from my previous job along with my freelance job?

I mean I've seen alot of threads where people have said nationwide haven't even looked at their P60 just a bank statement and a payslip

    Halifax is usually latest wage slip only.

    I've never had to submit a P45 or P60 for a mortgage application and I've used a couple of different lenders. I've only had to show payslips. We're currently applying with HSBC and they also only ask for latest payslip if you're paid monthly.

    Are you on probation in your permanent role? That's the only thing some lenders care about but a few will still lend in probation periods (I have a vague feeling Halifax is one of them).

    OP is applying with Nationwide.

    The Halifax DIP is just what a lot of brokers do at the outset for showing EAs, etc.

    But yes, from experience, Halifax is indeed one of those lenders who don't care about probation.

  • Nationwide have never asked me for a p60. Even with overtime they dont care about p60s or year to date figures. If its just on basic income i would be surprised if you needed anyhting more than a single payslip

    The broker may ask for more for compliance reasons but depends on the network requirements. I only need p60 if income is massively fluctuating and year to dates dont help tell the story

    No Lender is going to ask for what is not appropriate for your situation.

    If the Lender knows you left paye during last tax year and did not go back on paye until this tax year they know you won’t have a 2018/2019 P60

  • No probation as it's with the same company, your freelance role is basically your probation period which I've now finished with my permanent contract beginning 1st August!

    Nationwide didn't ask for ours - didn't even look at bank statements!

    OP did Halifax need your p60 in the end? I’m applying with them and they’ve asked for my p60 from my last employed role (3 years ago). I have my p45 but reckon my p60 will be hard to get hold of!
