    sitting on a base tracker is usually a better option that sitting on SVR. All other points very well made though.

    Sounds more like a misunderstanding on your part than a mis sale on the mortgage company

    Assuming that base rate tracker is ERC free if they were to swap again when part 2 matures.

    As above. If your original mortgage rate has now expired. I would explore whether there is an ERC free tracker that you can transfer that deal onto until sub account 2 is also up for expiry and then remortgage the whole lot at that time or product transfer onto the product.

    With products often running for more than the full years and often being able to apply earlier to switch the will probably be some combination of fixes that will align the dates.

    Some lenders won't merge anyway.

    If any overpayment in the pipeline having two parts can give more options.
