Advance self build mortage

Hi. Im looking for a self build mortage where the payments are loaned in advance. A local lender told my wife that all self build mortage were paid in arrears meaning we would need a chunk of cash to fund the beginning of each stage.
Unfortunately we're not in that position but we have plenty of equity in our current house. So I've seen this type of mortage offered online but are they available in N.I. and also available to self employed?
Anyone any recent experience?
