Helppp!!!!!

Hello,
I'm wondering if anyone could give me some advice please.
I'm looking into purchasing a house with my long term partner. He earns 29,000 and I earn 20,000. We live in Devon and we are looking into buying a house for max price of 250,000. We have a deposit of 25-30,000.
However, I have just above poor credit. Over 2 and a half years ago I paid in full about £3,000 to what I owed, unfortunately at the time I got myself into a pickle when I was renting with an ex partner . As I missed a few payments and I luckily enough came into some money to pay this off in full and not the smaller price they were asking so it marked on my credit satisfied I think.
I'm also on the electrol , as I know that helps .
I also have a credit card which helps with bad credit which the limit has gone up over 4,000. However I always use the card and pay off in full each month but this only amounts to about £200.0 a month.
I'm really worried that my credit is going to effect our ability to get a mortgage. Both myself and my partner are 27, and have been in our jobs for 10 years. My partner has excellent credit score. And both of us have no direct debits as we both live with parents.
Please can someone help my mind as I'm going crazy sick with worrying. I don't want to feel stupid when we go for our mortgage in principle. All my debts were about 3 years ago and was only about 3,000. Which is all paid off now.
Thanks
REE

Sounds manageable with a sensible Broker Ree.

Is part of the problem that your new partner is not aware of the condition of your credit file?

  • Hi amnblog,
I have mentioned this to him, and he is aware of my situation a few years back. But I don't think he is aware of it maybe coming up as poor. I was just hoping to sail through the mortgage in principle. But I know I have to be honest. I just feel so stupid for my previous situation and I really am making my self feel sick over it all.

Do not worry about the score. It is an indication at best, it is not something lenders will see (as far as I am aware).

Worst case scenario you may not get market leading rates but with 3 years between now and the issues, I am sure there will be options.

  • Okay, I am being told by people that they go by your credit score. I'm hoping to go for a mortgage in principle in 3 months time. And I'm going to be saving £1000 a month and will keep my card use at the bare minimum. Do you believe this will help also? Many thanks.

Anyone authorised to give mortgage advice?

I also state lenders take little to no notice of the "credit scores" you get from credit reference agencies.

They generate their own from your credit history and application data.

  • No not anyone authorised, just people in general who have mortgages.
I have just done my credit report and it it's scoring at good.
Am I worrying about nothing?? We are going to a mortgage broker anyway, so do I present them with my credit file? Sorry I'm probably asking stupid questions😆 but being first time buyers I really am in the dark with it all lol
    Many thanks

A copy of your credit file is useful as that provides the information we need. The score is of no importance to us and is ignored.

    Dave down the pub?
Dave down the pub who also knows better than Gareth Southgate when England are playing?
Dave down the pub who not only missed his calling as England manager but also missed his calling as chief brexit negotiator and PM?

Dont worry about what people say, everyone thinks they know best (I DO know better than Southgate!), but there is a great little saying "a little bit of knowledge is worse than no knowledge as you think you know it all."

Give your credit report to your broker, you will be fine, stop worrying.
