Mortgage following a relationship break up

Hi There and thanks for reading and replying to this. A friend of mine really needs help. She has a mortgage in joint name with her ex partner who left in late 2017, November to be precise. If she cannot meet the affordability of the lender and they do agree to take the ex off and pull money out of the equity then the bank will actually be lending irresponsibly - ironic no.

Put the property up for sale and start again with a cheaper house.
