Exchange deposit and Help to buy ISA Government bonus

I am due to exchange in few weeks and I received the contract pack to sign.
My solicitor is waiting for the reponse from Taylor Wimpey’a solicitor about lower exchange deposit due to us receiving the government bonus as we both had Help to buy ISA accounts.
She is convinced that will happen and we will pay less than 5% deposit at exchange.
I am waiting and stressing.

We use Help to buy Equity Loan scheme

Lots of people have mixed feelings and they say we might not get our deposit lowered.

Please let me know about your experience.

Few people bought at different builders and had deposit lowered.

I have just had a case where everyone exchanged contracts before they even had as signed mortgage deed on file!
Builders will not put any blocks in place to getting their hands on your mortgage money. Dont worry about it, the greed of builders will protect you in this case.

On another note, I presume these numbers arent a surpise to you. Why are you only checking this now with a few weeks to go?

I have been assured by the solicitor it was going to happen and she only requested the builder to respond now as we are due to exchange.

dont worry about it, like i said builders arent in the game of making it hard for buyers to hand over their mortgage money
