Where to start...

I currently have a mortgage with Tesco bank with 4 years left on fixed term.

I have broke up with ex and I am taking over the mortgage but porting it to another smaller property.

Tesco’s have assured me this is fine as I am an existing customer and am only porting so won’t affect me. I just wondered what happens if they sell in the meantime

They’ve assured you are fine to port, I’d imagine even if they sell they would not want the negative press pulling out of in flight applications to port and not fulfil their obligations. A sale may take some time but who’s to know.

Under your mortgage terms and conditions you are entitled to port your mortgage, so long as you meet their lending criteria at the time of the port. They can't stop you from porting the mortgage as it would be a breach of their contract with you. So in short, you are absolutely fine.
