Potential Mortgage Issues

I am about to apply for a first time mortgage but after checking my credit files I am getting different results. The one I currently use states I am 'stable' but another one says I have poor credit.... I am confused as I have no defaults, missed payments, CCJ's etc etc. In my favour I will have a very large deposit of around £225k after the current house I live in sells and am looking to apply for £70/65K max. I have £4k on a couple of cards and a car loan which finishes in 2 years, but have just paid off £4k on another card which won't show up on my credit file yet. I have had my current job for 6 years. I don't want to start trawling round the banks getting lots of searches on my file. Am I likely to get accepted? Not sure where to start?

Ignore the stable, fair, poor and scores as banks / building societies have their own way of internal scoring and criteria.
With that type of deposit and LTV requirement a broker will help you, do all the legwork and save you the time/effort of looking by placing you with the most suitable lender.Mortgage started 2020, aiming to clear 31/12/2029.0 -

Why not pay off the CCs and car loan and just have the mortgage without any additional debt?0
