Help to buy ISA tips

Hi everyone,

I'm a first time buyer and I've got a help to buy ISA. I've looked into the help to buy ISA T&C's and it mentions that you can only get the 25% government bonus on houses up to £250k. Does anybody know if it's possible to split the payment on a £265,000 house between £250,000 on the house + £15,000 on fittings + furniture and therefore be able entitled to the government 25% bonus?

I live outside of London but the area I live in is quite pricey. I can't get much value for money on a house that's less than £250k. I was hoping the government would increase this £250k in line with house price inflation.
Absolutely love a good bargain. If anybody has any money saving tips please send them my way :j
