Mortgage broker help needed

Hello

I recently posted on here and a couple of people mentioned that you can ask for broker advice but they aren’t allowed to contact you so that’s what this is.

I’m a first time buyer, planning to buy alone. I have a salary of £33,136 and hope to buy a house worth £140,000. I will require a mortgage of £131,000. I’ve checked the three main credit reference agencies. Equifax shows 2 missed payments to a mail order company in 2015 and 2 missed payments in 2016. No issues since and have managed all other credit commitments without difficulty, I have no debts. Do you think a high street lender will give a mortgage with the missed payments issue of 3 years ago? If so, has anyone had experience themselves and could tell me which of the high street banks gave them a mortgage.

If there are any qualified, on the financial services register, independent, whole of the market mortgage brokers on here that after reading this thinks they can help find me a suitable mortgage please contact me.

Many thanks.

There are high street lenders open to you. To be honest, I think if you just took a stab in the dark at a lender you would have more than a 50% chance of getting accepted but appreciate you may want a broker on board to increase that and to take away the stresses of dealing with it yourself.

That would be a breach of board rules and can see the person contacting you banned from the board. None of the respected brokers on here would contact you.

There are plenty of whole of market mortgage brokers in every town. Some are dedictated mortgage and insurance firms. Others work in or with IFAs. Check locally.

Given that ACG thinks that you appear to have a fairly straightforward case, there's no harm in trying out the fee-free whole of market brokers recommended by Martin Lewis and MSE - L&C, Habito, Trinity, Trussle.

Some of them even offer cashback through Quicdo/TCB.

    Good luck with your mortgage.

There's lots of free mortgage eligibility checks out there that I'm sure will give you an idea of your likelihood of getting accepted for a mortgage. Just google mortgage eligibility calculator.

There are also a couple of estate agencies I know who offer you a free meeting with a financial adviser.
Absolutely love a good bargain. If anybody has any money saving tips please send them my way :j

Remember that the online brokers mentioned above tend to cherry pick the easy stuff and fall down when it comes to more complicated cases.

it is rare for a financial adviser to work out of an estate agent. Most are mortgage brokers. However, with the exception of independent estate agents, you are best avoiding estate agent mortgage advisers as they have a poor reputation collectively and it's more of a sales process than an advice process.

You probably mean mortgage adviser but dont...just done.
I am not sure how many of these posts you read, but when you hear about people moaning about mortgage brokers it is typically estate agent based ones.

L&C and the online mortgage brokers are roughly 50/50, some people love them, some people hate them, but even that is better than the large corporate estate agents.

    .

Yes, I did mean a mortgage adviser - thanks for clarifying. I'm new to the house buying process so still trying to get my head around the process.

I'll take your advice on board :D
