Marriage Split Advice Needed

Party A (female) and Party B (male) are splitting.


Party B wants XX amount from Party A.


Party A will keep the house - NO Mortgage - but will need borrow funds to pay Party B.


Questions:


What would be the best way to raise funds for Party A against the house, circa £40K, to pay off Party B, would be looking at a ten year term?


Should Party B be removed from the title deeds first and should a solicitor handle this delicate matter and the transfer of funds from Party A.


Would the Citizens Advice help out Party A now that she is a single mother?


We have some idea where to go with this but would appreciate any input or ideas from posters who have the knowledge to help and advise, thank you.

    Engage a broker or get them to speak to their bank to release equity.

    "B" needs to be removed from the Deeds on the same day as "A" handing over the 40 large - via a solicitor.
