Santander mortgage help please.

Hi,
We are FTB and hoping to get a mortgage through Santander (husband will be using 1 years accounts and accountant letter so only Santander will entertain us)
My question is...does anyone know if Santander will except child benefit (my children are aged 15, 13 and 9)
Also do they except DLA and carers? The dla is for my 9 year old and she receives high rate care and low rate mobility. Thanks in advance.

    the dla is the childs income so doubt it
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    According to Santander’s criteria;

    Child benefit; accepted as long as income is below £50,000 per annum

    DLA; may consider, treated as secondary income, only 65% allowable.

    Carers; may consider, treated as secondary income, only 50% allowable.

    The devil will be in the detail, are you using a Broker? With a case like this, with only one years accounts I would say a Broker will be very useful on the case.

    There are other lenders that do 1 years accounts.

    Yes we are using a broker. He is ringing Santander today to find out exactly what they’ll accept. Hubbys income is £46,000 and mine is £5000 plus I receive carers allowance.
    We have saved £30,000 deposit, my family are gifting us £10,000.
    My hubby has had a limited company for 8 years but wants to go off latest years books as his profit was down last year due to him training in a new trade (he now has 2 trades under his belt)

    Do you know of any other mortgage companies who would except 1 years books for a limited company (100% share)? We’ve been told only Santander.
