Cornish Unit PRC not repaired.

Hi, I have been looking to purchase my parents house as a 2nd home. The build is a "Cornish unit " https://www.bisfhouse.com/cornish-unit-type-1-precast-reinforced-concrete-house/
Now the repair to have it bricked up and a Prc cert issued will cost 33,000 with the house being valued at about 150,000, 225,000 once the repair has been done, due it's great location.
I have been looking into getting a Mortgage to purchase it for 67,000 plus the 33,000 to get it repaired. 100k. Now, a few mortgage brokers have said it's very niche and I know no highstreet lender will go near it with no PRC cert, Halifax will with the fix in place.
Then to my surprise https://www.clever-mortgages.co.uk/ have said they have found a lender that will lend on it with out the repair and I can then use the money from the sale to get it repaired.
So, if anyone has any information on this or about https://www.clever-mortgages.co.uk/ that would be great I've not been able to find out much about clever. However, that is not always a bad thng?
