Remortgage and revaluation

Looking to remortgage later this year as our fix comes to an end...
In the three years we have done a lot of work to the house as well as normal repayments so house should be worth a good bit more (and therefore lower a LTV / rate when remortgage).

How do we go about revaluing our property so we know what to apply for?...
1) Get estate agents round
2) Pay for a valuation from a surveyor
3) Look at market ourselves and estimate what we think
4) Something else!?!

    Speak to your lender and ask about your current value based on index linking and look at what you think its now worth.

    What have you done to the property, added floor space, loft conversion or built a garage?

    New kitchen/bathroom and carpets wont really add much value if you remortgage.
