    Nobody 'deserves' a house.

    Being told that by an EA, who won't know them from Adam anyway, as a reason to drop your price tens of thousands of pounds, that's just .....weird.

    Whether you are making a "loss" or not, is irrelevant.

    The price you paid for your house for does not have any impact on its value today.

    Nor should it affect your decision regarding whether to stay put or move. What you paid is a "sunk cost" and in the past.

    Personally l'd change EA or take it off the market. After dealing with a few EA's myself, l wouldn't listen to any advice from one when they have a vested interest themselves. Like you said, you are not in a situation in which you must move.

    Sounds like the EA is desperate.
    In your position I’d get another EA in stressing you want to know a realistic price, then decide whether to switch EA or come off the market.
    You dont get to decide the market value but you can of course decide not to sell.

    This should be pretty simple.

    Its not a case of it being valued the OP is saying i want £240k for that house. The estate agent at some point has said they think they can achieve that. Its the EA challenege to take on. If they dont think they can sell it for £240k, they can quite easily take it off their books and stop wasting their time selling it.

    Id remind them that they thought they could sell it for £240k and they should let you know if they think that is no longer the case so you can take it off the market.
