    can you give me some advice on the below then


    So they have no mortage at the moment, both live there.


    to release some equity to me/brother etc whats the best way todo it


    1 of my parents works with decent income so can cover capital+intrest repayments.


    They are 67 so normal mortage most likley wont be accepted due to age.


    How can they release equity, without paying a high APR % - looking for products around 3% :T

    Investigate Retirement Interest Only mortgages. I have no idea what the rates are.

    It sounds like your parents are asset rich but cash poor, any plan to release equity to pass to children is going to make them asset and cash poor, so as far as their future security this is the last thing they should be doing.
