Affordable Housing Queries

Hi guys,
I've been clicking around on here and haven't found an answer so I'm hoping one of you may be able to help.
My partner and I are looking at purchasing an 'affordable Housing' new build house in our town. The scheme we're interested in is the 'discounted sale price' scheme.
According to our local district council "The difference between the market valuation and the initial discounted sale price, which is carefully assessed by us is then calculated as a percentage." Is anyone aware how much a council typically discounts a new build house when part of a affordable housing scheme? We've ask both the council and the developer but have not received a clear answer. This would be useful to know so we can calculate what we can afford.
In addition to this, my partner has a CCJ against her which will hamper mortgage applications for larger nationwide lenders, however we have had a Mortgage in Principle approved from a local building society, however this mortgage rate is relatively high, is anyone aware of other building societies that offer mortgages based upon affordability calculations, not credit scores? Or is this something a broker could answer?
