First time buyers - Proving employment

Hi All,

After some advice on employment and getting a Mortgage offer.

I am full-time employed, stable and will remain once we get a mortgage. My partner is part-time and combined we earn c£43000 per year.

We are in the early stages of purchasing a new build property and have come to a stumbling block in the initial stages of a mortgage application. Due to our desired property being around 200 miles away the mortgage advisor has informed me that my partner's job couldn't be taken into account due to the distance, which I completely understand! The mortgage is un-affordable on just my salary.

The mortgage advisor has said that we need to prove guaranteed employment for my partner for when the Mortgage starts... with a due completing around November, has anyone heard of a situation like this and possible ways around it? what counts as proof to a lender?

    A job offer, payslips, letter from current employer confirming they will be moving to a different branch.

  • thanks! So with a job offer, we have the possibility of my partner returning to a previous employer in the new home location. Would a letter from this employer confirming yes we will employ said person date starting etc be suffice?

    If she is getting a transfer then there would normally be a letter confirming the new place of work etc.

    If she is getting a new job, there are lenders who will work from a job offer letter for the new job.

    The problem you have is that if you aren't due to move until November then it is too far out for most lenders to consider a job offer (as a lot can change in 6 months)

    3 months before some lenders will consider
