Does he really want to leave his daughter & grandson homeless? I've always thought that equity release would be great for my son (no partner no children), but for me a real no no, because he lives with me & it would leave hinm without a roof over his head.
Of course the next question may well be - does he have capacity to make this decision? Unless he has been lazy & cowardly all his life it is quite possible the answer would be no.0 -
Does your father know that while looking into other "better for everyone" options that will leave your sister homeless, you consider him lazy, selfish, dumb and cowardly?
I do have to ask whose interests are top of the list here and I suspect it may not be your dad's.All shall be well, and all shall be well, and all manner of things shall be well.

Looks like your poor dad has a lot on his plate with all these relatives - the ones who he is supporting in his home and the one who judges nastily from afar. At least the ones he live with have some excuse, what with their mental health issues and all.0 -

This is probably the best argument against going ahead.
If the property is worth what you think, he could downsize and release plenty of cash.
Depending where he moves to, he could even buy two properties, one for himself and one for your sister and nephew.0
