We've been told we can borrow up to 410k but we're looking to borrow approx 334k

How much are proposing to utilise under HTB?

How much debt will you still owe at the point of application?
  • Some lenders can be pedantic and not look favourably on the late payments. As you are fixed to getting Halifax mortgage, a good mortgage advisor working at Halifax would know what will be the outcome but you will have to be perfectly honest with them - no more stupid acts at this point will help you.

Amount of late payment usually does not matter, the fact is your attitude towards credit.

Check with Halifax mortgage advisor as to how your outstanding credit will impact your affordability.

Lastly, I was under the impression that HTB is only for 1st time buyers. If you are selling your current home and buying a new one, not sure if you will get HTB bonus.

I trust you have accounted for solicitors fees and removal costs in your own calculations.
  • Well it depends whether we complete on our house before we do the full application, it's looking less likely now ( we were going to have to move out for a few months in between), if we completed before application: 0k, if we don't:14k but that will be paid off as soon as we sell. The mortgage advisor didn't seem to see a problem in that.

For HTB, we will use the 20% HTB then add what's leftover from the sale of our current home, making the total 182k.
  • Nope HTB is open to anyone, you can only have one home though
