Halifax Mortgage-am I wasting my time

Hi all,

Looking for some advice.

Currently applying for a mortgage on my own after separating from my stx husband. I have an offer accepted on a property (in Scotland so slightly different buying process)

Part of the reason we split is that he got us into a terribly financial mess. Currently have 3 defaults all from 2012. At this point I was suffering from severe pnd and was only just managing through each day so left all the finances etc up to him.

I have an AIP with Halifax and an appointment tomorrow to do a full application.

Looking for a mortgage with about 70% LTV.

Should I start looking at alternatives

    I’m pretty sure you’ll be fine if you passed the AIP process, Halifax seem to be quite lenient as long as it is 90% LTV or lower, which you satisfy.

    As long as you put on the application the defaults etc, the only likely reason to get refused is due to a bad valuation occurring.

    Hello,

    I would have a look for a couple of alternatives just to be on the safe side but I don't see why you should have any issues with this.

    Any suggestions of another company if I am declined.

    Any idea how long it takes to get an answer once full application is submitted

    You would be better off using a broker to carefully place this mortgage rather than just firing off applications in all directions.

    Every application that is declined will leave a footprint on your credit file and make subsequent applications harder to get approved.

    Most defaults are removed from your credit files after 6 years from the default date, check all 3 credit reports for free as they may be in better shape than you think.

    I had an AIP from Halifax then, when it went to full application, they wouldn't give me the full amount. Just warning you the AIP doesn't necessarily mean anything.
