To re-mortgage now or later

Afternoon all,

Just had an extension complete on my house.

Am looking to have property revalued as I believe it should now put us in a better LTV bracket.

My query comes about because I have two mortgages, one a standard rate variable tracker, the other a fixed rate with approx another year to go.

I can't remember the specifics on the mortgage but essentially ported across the tracker given it was a fairly low rate. So from memory the additional money we needed to borrow was against the fixed.

Therefore can I do anything with the tracker mortgage knowing the fixed still has another year to go. Likewise keen to understand this wouldn't jeopardise being in a better negotiating position in 12 months time...

I'm a little lost off on where I got with the two and how the existing LTV setup was.

Any help or guidance much appreciated.

    Depends on rate, size and what offers there are on the table at. Ew LTV

    Also the ERC on the fixed bit.

    Is the tracker part of the mortgage on a competitive rate? As there's immediate signs of any change in base rates.
