Which of these two would you pick, baring in mind that I want to keep at 2 year fixes to allow drops in LTV and increase valuation and overpayments etc.

FD: 85% LTV: 1.94%: 38 Year Term: £450 Monthly: £490 Fee Upfront. Took out 40 year term as long term, I want to buy to let and keep this property as a rental before forever home purchase!

HSBC: 85% LTV: 1.74%: 35 Year Term, longest they do: £463 Monthly: £999 Feed Added On.

I try and pay £50 to £100 every month overpayment

So do you think you will have 75% ltv in 2 years with £50/100 overpayments each month ?
35/38 years will mean you won't clear much of the debt

Mortgage is around £145k 0.2% difference max saving is £580.

need more accurate numbers to see which is better over 2 years

amount borrowed, proposed payment and difference in all fees

eg £145k £525pm fee difference £509 added to loan
    in 2 years
    £145,000 1.94% £525pm £137,895
    £145,509 1.74% £525pm £137,846 -£49
