Invisible Markers on Credit File

Hi all,

Myself and my other half have had an offer accepted on our dream first home!

Our broker applied to Halifax and it was denied based on credit score.
We both have good credit scores and no negative markers on either 3 of our reports.

Nonetheless, our broker put us forward to Saffron BS and they also declined and told us that there was a marker for an unpaid utilities bill on my partners record.

But there is nothing on any of the reports to show this!

A: How do we find out what the root cause is?
B: How do we go about rectifying this?
C: Why is there information out there that isn't stated on the report?

Desperate for help as we will likely loose the house if we don't get it sorted out soon!

    Yes, the reports state my all of my partners past addresses.

    I would find out which credit agency the lender uses and speak to that agency about it.

    I have never come across markers that the lender can see but you can not.

    I would recommend that you check out a few credit score websites to find out what the problem is as they must be seeing it somewhere.

    Similar thing happened me. My Experian score was fine, never missed a payment from both my mortgages etc and was decline because of adverse credit.

    I checked out total money and could see that a joint account I was linked to (but no longer used) was the problem! Also, I checked my score of noodle and it looks terrible!

    Anyway. I was able to write Natwest a letter to explain the joint account and I got accepted.

    So I would recommend signing up to a few credit websites like total money, Equifax, noodle etc and hopefully you find the issue which might be acceptable is there is a reason for it / correction of notice could be added.

    Hi all,

    We think we have sussed it!
    My partner previously had an account with Spark Energy. It now transpires that there were two accounts. One of which has been confirmed as closed and another that she was contacted by a 3rd party for payment (a matter that was later resolved). We believe the issue to be that Spark haven't closed down the disputed account on their side and hence leaving some kind of trace against her name (against a student address not listed on the report).

    We are calling Spark tomorrow to try and resolve.

    Update:

    Have spoken to Experian and they have been able to add another address to the report and bingo! Its Spark Energy.

    Experian advised £11 is owed on the account.
    We have subsequently contacted Spark and they have advised that all accounts are settled.
    We are now trying to get Spark to contact the credit agencies and advise that the £11 entry is incorrect so it can be removed and we can get approved for a mortgage!

    Anyone had any dealings with similar situations?

    Spark need to contact all three credit reference agencies (or at least any that they use).

    They are Experian, Equifax and CallCredit (now TransUnion).

    I’d Spark are the ones to advise the account is settled and confirm all dates then the adverse will simply disappear from your record and be recorded correctly.

    This can take 4-6 weeks to see an update after the CRAs are informed though.

    With this in mind I would advise that you also ask Spark to confirm this to you in writing. As long as they write to you confirming the state of the account and that they will be contacting the CRAs to rectify it I can’t see the mortgage lender not taking this into consideration before the reports are fully updated.
