Mortgage extension with Santander

Evening.
I’m after some advice as I’m starting to get very stressed. Offered on a new build beginning of last year (small private builder type), aiming for completion november. Using HTB and got our mortgage offer no problem.
The build has been delayed and although is now complete - our mortgage offer expires on 25th March. Solicitors are saying it will not complete before 25th so we need to extend our offer.
Our broker has contacted Santander and they’re saying that due to new credit agreements being carried out since we applied there is now a maximum loan. We weren’t at our maximum borrowing capacity with santander. Our broker has asked for all our credit details including name of lender, product type, balance etc to do some more research.
I’ve gone back to him because the only new credit agreement we had was me taking out a new phone contract and ending myvother one at almost the same cost (maybe £3-4 more per month).
I’ve gone back to him and he is going to relay this to Santander but as I am using habito I’m not able to pick up the phone and talk it through.
Am I worrying about nothing and can just apply to different lender if Santander won’t play ball? Is this normal for santander?
Very stressed out with 2 very young children waiting to move. Angry that our builder has taken so long it’s got us to this point and hasn’t been honest about timelines!
