Ignore the score on the credit report it is worthless.
Stop doing decision in principles, this is potentially what has caused the problems. You only need one DIP at most, I try to avoid doing DIPs until the person is ready to apply. Too many credit checks can lower your score if you add in the DIPs from anything else (mobile phone contracts for example) you can end up having quite a few checks carried out.

how would you recommend finding a broker? we cant afford to pay thousands in broker fees? thanks!0

It wont be thousands, for something like this it should be no more than £500. There are brokers who do not charge so you may prefer to go down the fee free route. Im not saying fee charging brokers are any better or worse than fee charging brokers, but I know when we were fee free we had to do a lot of business to make a wage, it meant we were not around as much as we should be and were always on the back foot.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. We have spoken to several brokers who charge between £350-£500

I had adverse credit. My broker charged me £250. We have now been living in our new house for 2 years. Our household income was very strong (in excess of £100k) and we had raised 10% deposit. But nevertheless we had a rough time due to adverse credit which has now thankfully cleared. Im not sure if I can mention the broker that we dealt with here on the forum?0
