Separation - Mortgage Pre-Final Settlement

My wife and I are going through the final, painful stages of marital break up. Unfortunately our solicitors seem to be in no hurry to finalise a settlement, part of which will no doubt be for my name to be taken of the deeds of the marital home.
In the meantime I have been looking for a home to have my children stay with me.
My mortgage Adviser states however that due to my name continuing to be on the deeds for the marital home, it is highly unlkely that anyone will consider giving me a mortgage. I have a clear credit history and can provide statements showing that I am not paying the morgage on the marital home any more.
Please help as I am in a catch 22 position, unable to secure a home until a settlement comes through yet unable to reach a settlement until having a home of my own.
Do you know of any provider in the mortgage universe who would consider helping me ? Indeed any advice at all would be much appreciated

Hi, sorry to hear about your situation, I was there myself about 8 years ago. My mortgage broker found only about 6 or 7 lenders who would deal with me, all of which were charging the standard variable rate. It did allow me to buy again and the house is worth about 2.75 times what I paid for it. If I had waited even for a couple of years I might never have gotten onto the property ladder again. Prices are generally not going up at the moment so it may be worthwhile waiting for your settlement. My mortgage was with the Bristol & West, it cost a small fortune at the time , but was worth it and I got the windfall when they were bought out.
