    I'd be very tempted to throw a chunk at some retirement planing (which needn't necessarily be a pension, or solely a pension).

    Well I currently rent the property out. I had planned to buy a second to live in. However I am near London and average prices are 250k so stamp duty alone will cost around 9k. I had decided I'd leave my tenant be and rent myself as I'm a single man with few possessions. I thought it would be better to have one mortgage paid down first instead of two mortgages at a high LTV of 70-75%.
