Thanks all, my solicitor agrees the titles are straight forward, right category to amalgamate etc . They just cannot give the undertaking as it relies on work by the land registry.
I have gone through my lender's handbook and lending criteria and it makes no mention of more than one title being a deal breaker. In fact the lenders handbook talks about where the solicitor sends "any titles" relating to the purchase on completion, making me think they do lend on multiple titles.
That's why I was wondering what other people experienced and if anyone has recent experience of a mortgage company who have no problem with three titles- I may need a new mortgage.0 -
I can say for definite that in my case Santander and Nationwide have no problem with it (2 years ago, we switched lenders halfway through application). Sounds like the issue is the solicitor not the lender, tbh. Can you ask them to specify the problem? In most cases amalgamation would be pointless I'd have thought.0

Thanks all, I have rung around it seems now that noone is willing to put a charge on more than one title.
All hope is on the vendor being willing to amalgamate.0 -
Application to amalgamate is being considered by land registry.
