Getting a mortgage with a parent

I am trying with my brother to get a mortgage with my mum. Basically, we have had to sell our family home due to family separation. We both neither have a deposit and my mum will have enough money to be able to put a deposit down with my mum's money from the sale of the house.
So far we have tried two banks and we have been refused, despite the fact, my mum who is 59 and cannot take a mortgage out, is going to sign away a small amount away as a gift because they say she cannot live in the property.
I have an excellent credit rating, I've paid off two loans, a PCP agreement for a car and pay my credit card in time, in full every month.
We are both first time buyers and my mum and dad have no mortgage left on the property which is being sold.
My brother has no credit and has no financial commitments.
Has anyone ever got a mortgage from doing this or are we really going to all have to go into rent and have nothing ever to call our own?
