Blustone Completion Issues

Joined this forum to see if anyone can give advice on where we go from here.


Started the remortgage process with our broker at the beginning of November, Bluestone Mortgages accepted us and after a long drawn out process, eventually received our formal offer on the 23rd January. So many problems along the way eg. Bluestone mysteriously not receiving our signed paperwork so having to email it, just loads of little problems like that. However thought offer now received so we are good to go.


Wrong.


I was led to believe (according to our offer letter) that Bluestone would then instruct the solicitor to complete for us but 4 weeks later this has still not been actioned. I have contacted my broker, I have contacted Bluestone by phone and email but I am getting answers from no-one. My broker says it should be bluestone who action this, Bluestone just tell me something different each time.


I just feel that this is a made up company that are giving me the total runaround - or is my broker just absolutely useless?


My stress is at 100% and I have no idea where to go from here.


Any advice?

    Do you have a solicitor/ conveyancer acting for you or are they providing one?

  • On our offer letter from Bluestone, it advised us that they had instructed a particular solicitor who would contact us shortly.


    After 2 weeks I contacted the solicitor who had been appointed and they informed me they had not heard from either my broker or Bluestone - thus where the problem is occurring. No-one can tell me why they've not been contacted or who should be contacting them. I am getting nowhere at all, so just wondered if anyone on here could advise what they would do in my situation? There's only so many phonecalls I can make :(

    Why don't you just cancel it and use someone else ? It's not as if you are missing out on a house sale or similar.

    We use Bluestone maybe once a month. We have a pretty good relationship with them as we were one of the first brokers to use them.

    They are a relatively new lenders and there are still a few teething issues, but in the main they are fine. You do not need to send any wet signature documents to them, which means your broker just uploads the documents via the online system. I think the problem lies with the fact that when you upload documents, you have to click a button to say documents have been uploaded. Anywhere else you just upload documents and are done with it. I could be wrong, but I bet your broker did not click the button which then caused the delays... We were guilty of making the same mistake when they first launched the system.

    I reckon it is your broker not being experienced with Bluestone which is causing the delays and they are passing the buck rather than holding their hands up. Bluestone are different to most other lenders.

  • I'd love to just cancel and go somewhere else but 1. I'm worried that we wouldn't meet the criteria for other lenders and 2. We paid a broker fee which was payable on offer so feel we need to see this through.


    On the subject of uploading documents it's quite possible this was the delay and that's totally fine especially now we are at offer stage but its this final hurdle of a seemingly simple task of instructing the solicitor that's the sticking point. I'm pretty sure it's the lenders responsibility to do this as they appointed the solicitor. I'm just not getting the answer. So confused :(

    We have never had to use Bluestone for a remortgage so I am not sure what the process is for the legals. I am surprised it is as difficult as you make out, bluestone are not a big lender so you would think everyone is in the same building/floor.

    Well, the lender needs to send instructions to the solicitor. Are Bluestone telling you that they've done that? If so then it's either in the post (or equivalent) or has gone missing. They and the solicitor should be liaising to sort it out (or just send out a duplicate).

    Bluestone are telling me that I need to talk to my broker and my broker is saying it is Bluestones responsibility to instruct the solicitor and as far as I know my broker is not getting any answers from them either.


    Bluestone are not being very communicative with me direct as they tell me they are an intermediary? Who deals with brokers directly. So I'm totally stuck. I just need someone whoever that may be to instruct the flaming solicitor :( I'm really stressed. Just don't know who is at fault here.

    If Bluestone will not speak to you, you need to speak to your broker and your broker should be speaking to their BDM or just giving someone a kick.

    It is not really good enough saying it is down to the lender, if they are not doing what they should be then he needs to be applying the pressure - he recommended Bluestone and is being paid by you and the lender.
