Starting to lose faith

Options
Hi again all

So here is my timeline I'm really not feeling at all positive now.

31st Dec- offer accepted on house
4th Jan-AIP with Kent
8th Jan- full application in
14th Jan- underwriter wants latest accounts for 2018 so we then wait until end of month (we're company directors)
5th Feb- they are submitted by MA
6th Feb- underwriter happy with them and instructs valuation
7th Feb- Valuation done
14th Feb- Under writer then contacts accountant to ask if these accounts were final as they were done so quickly... he confirms there are
15th Feb- MA calls the underwriter said the valuation report has some info missing so has requested this from the valuer.
Accountant has another question from the underwriter about confirmation of dividends. Accountant satisfies their query.
18th Feb (today) MA said the valuation report has been updated but no other news

Do you think this is looking abit negative I'm getting really concerned now as it's taking so long and I keep thinking today is going to be the day we hear. Then nothing.
My husband is in bed with a migraine we are so anxious and we feel so bad on our sellers.

Is this all normal??

Thank you
Annie x

Not to be rude, but it sounds like you are being a bit dramatic. I realise it is a stressful time and clearly there is something quirky about your case to have to use Kent which probably makes it more stressful anyway, but you can see things are happening and nothing has been said to suggest there is a problem, just questions by someone whose job it is to ensure you are not dodgy.

I would like to think you would have an offer tomorrow/Wednesday.

  • Oh sorry why do you think I'm being dramatic?
The fact that they approved our accounts and now gone back to accountant after valuation is making me question things.

  • I feel for you, ours has been a similar (if not longer) length of time

    Viewed house 17th November 2018
Offer accepted verbally pending some documents 20th November
    Offer formally accepted 3rd december
mortgage application submitted 14th december (2nd attempt, as broker messed up first one - found a mortgage that wasnt going to be suitable)
    valuation 19th december
mortgage company started underwriting properly on 14th january (we had to wait for my partners bank to change his address for proof of ID - he moved into my house end of November, bank took 3 attempts to change it)
mortgage company came back with questions 21st Jan, 25th Jan, 7th Feb, 11th Feb and 14th Feb
All of solicitor side is done, just waiting for mortgage offer.
We got the mortgage offer on thursday night (14th) but it had something wrong with it so we had to go back to them.
Got confirmation today that its being reissued correct now, hopefully should get that tomorrow :T
  • Oh I'm so happy for you!! That's great news!
I bet the relief is immense!

We have a prob as at the moment we are out of contract wi th our tenancy and have been since Nov. The letting agents have jist realised and want us to sign asap... obviously I'm dragging this out incase we do get the mortgage then I won't sign! If not then il stay put. They are threatening to get the property back if we don't sign!

So we are really stressed at the min and just want to know one way or another!!
  • As I mentioned last week, Kent usually get there, if they are still asking questions it’s usually because they want to get to a position to make an offer.
If the valuation was only updated today, it will hopefully get looked at in the next day or two.

No landlord in their right mind would evict a tenant who pays the rent on time for not signing a new fixed term - why deal with all the stress of remarking, paying the agent fees and possible void periods. They're just trying to tie you into a fixed term which you are under no obligation to do.
