  • Your answer lies in the final sentence in your first reply (post 2). You need to find a broker experienced in this scenario.
    Thinking critically since 1996....
  • As mentionned above this is very much the case for a specialist broker.


    It is also worth checking if there is any scope to appeal the valuation although these are hardly ever succesful.

    Ok we now have confirmation from the vendor that the house is actually not a HMO! So case was sent back to underwriters and now have to wait 48h for a reply... Wish me luck!
