AWOL Broker advice

Options
Quick question on what to do please:

AIP received from Natwest on 31st Jan and full application complete.

Valuation took place on 4th Feb

on 6th Feb broker called to advise the valuation report was incomplete and she had been going back and forth with the surveyor's company regarding this, but they were going to send someone else out. That was last Wednesday.

We've been calling her since haven't received a response to voicemails or emails...

what to do? Contact Natwest directly or find a new broker?

  • This is not your brokers fault, its down to Natwest and the Valuer. It sounds like she's doing what she can to sort it out. Hang in there, you are not going to buy yourself any time at this stage as you'd have to go through the advice and application process all over again and go to the back of an underwriting queue

  • Also, don't be afraid to call Natwest yourself if your broker isn't replying

  • Thanks as FTB we are completely lost and haven't been provided with a reference number.

Do you know how long the AIP lasts for? Natwest had done credit checks on us already and from what we understand we were just waiting for the tick from their surveyor. Am I right in assuming that once we receive an okay from the surveyor its all confirmed and we should receive a formal offer?

It is the brokers fault for not answering the phone/calling back.
I was abroad last week seeing family and still answering the phone.

I would normally suggest against speaking to the lender directly where you have used a broker but in this case it seems you have little option. You do not need to start the application again, the bulk of the work has been done so best to just see it through.
