    saw Nationwide and heart sank
The broker has cocked up here - Nationwide is the wrong lender for this type of transaction - they used to do guarantors but not sure if they still do as can't find anything on the broker portal for it and google search brings up articles that are out of date.

  • My broker has confirmed with nationwide 3 times that all is correct, I called Nationwide today to see if they could send over confirmation to my solicitor today and they said it will take them 3 days to reply - so I will miss exchange tomorrow as the paperwork won't come through until Friday.
I worry that if this takes any longer I will be gazumped... Neither I or the seller are in a chain and it's taken 4 months already

How did you know what part of the mighty Nationwide organisation to call and do you have a note of your M number?

    It's 0800 302011 by the way...

  • Honestly I don't believe nationwide do joint mortgage sole proprietor or I have certainly not heard that they do it.

I wouldn't usually say to go behind a brokers back to check something but I would phone them without disclosing your m number as an enquiry and ask them 'do you offer mortgages that are joint mortgage, sole proprietor'

  • My broker just emailed to say it was the wrong mortgage, he agreed to refund my fee - but what can I do about all the money I've spent on fees and searches? I'm out of pocket if i pull out with the estate agent fee and I cannot afford higher stamp duty on the property

Use a lender which does offer JBSP?

There are about a dozen by now, IIRC.

  • change broker and choose a lender who does the type of mortgage you want.

I have two going through and they are high street lenders that do it - you just need the right broker and fast
