Advice Needed from Mortgage Brokers

Looking to buy Dec 2019 and at that point will have,
One CCj £0 - 2 1/2 years old Satisfied
One Default £0 - 2 years old
Two Defaults £0 - 5 years Old
All defaults and CCj paid off and all recent history fine. Looking at sub prime lender criteria I seem to fit in with Kensington Residential (90% LTV) and also 'Real Life 3; with the Mortgage Lender (Also 90% LTV). Does this seem realistic or am I missing something? Don't won't to waste a brokers time before December as I need to finish saving deposit. I could stretch to 15% deposit with a 85% Mortgage if necessary,

Your CCJ and default are satisfied / settled but the amounts are taken into account with some mortgage companies.
A good / decent broker, whole of market, should be able to assist and also will not mind you making enquiries now so you know what to work towards (subject to any unknown changes mortgage companies make between now and when you are ready)Mortgage started 2020, aiming to clear 31/12/2029.0 -
There is a good possibility it would be a specialist adverse lender but I would not rule out a more mainstream lender.
Get your credit reports over to a broker in say August time, try and get to a 15% deposit because even if it is a specialist lender, it will be better rates, but it will also give you a better chance of being accepted with a mainstream lender.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
