    sell the house ASAP, for the best possible price and then go BR?

    that would separate the joint debt, pay off the builder and leave the OP with a pot and the wife gets her £40k. He could then also pay off any other joint debts/cards too leaving only his own "solo" debts?
    To repeat what others have said, doing the above could really cause you severe problems.

    This poster seems to delight in giving people advice that is based on spite, looking to have people get into the same mess that he did. I can’t understand why this is, but please, don’t do it.

    If the OP isnt BR yet, how is it spite to take the initiative when hanging back could cost him more financially and mentally?
