Help with a mortgage situation

I am new to the forum and am hoping that someone will have some answer for me, I want to help my son purchase a property, he can borrow in his own right £130,000 but needs another £100,000 to get the property he needs, I have this money in a savings bank account and would like to help him but I need to safe guard my investment. Are there any products out there that can help us

  • Can you not buy the house under joint names 50% ownership each? He san buy you out at the next remortgage?

Not sure if that’s possible or accurate but sounds plausible?

It depends what your priorities are but you could lend him the money and have a charge against the property to re-coup when he sells or remortgages.

  • Thanks for the reply, only trouble with that route is the costly stamp duty as I am already a home owner and it would be classed as a second home
  • Could you tell me more about the charge on the property and how this would help please

You may struggle to get the first charge lender to agree to such a request.
  • There are lenders (high Street) who will allow a second charge to be registered on the property. A broker will know which ones

How much does he have for a deposit?
  • He has £20,000 maybe we could push that to £25,000

I think the place is £250k

    £20k deposit
    £130k mortgage
    £100k from bank of M&(or)D.

    That's how I read it.
