Buy to let mortgage advice

Hi,

We are looking into another buy to let, but the property is at the moment not in a habitable condition, it needs a lot of refurbishment, this would take give or take a few days three months, we have a tenant lined up for June.

We are having a bit of trouble finding a buy to let mortgage that does not have the "must be in habitable condition" as a condition of the mortgage, without going to a broker does anyone have any experience of a suitable lender for this type of property please?

A few numbers: Value when complete £200,000 (conservative) agreed purchase price £175,000, we have 25% deposit.
