  • If you are in a position to offer anything - I would offer the £30k minus ALL of the repayments you have made since you split.
I am assuming you have no children here or I would not give him a penny.
That makes no sense. The right starting point would be to knock the 50% of the payments off that he would have made but then to add on the value that he has foregone by not having use of the house.

.......But he left of his own accord telling her the house is hers and has not made any contribution since he left.

As someone who went through this is 1989, do not start at a high figure, because he will only want to push you higher.
Remember, even if he is ready to accept, his wife may push him to ask for more.
Get the property valued, get in with your bank/building society where your mortgage is, and also get in touch with a mortgage broker so you can compare costs etc
I agree with the person who said, subtract the mortgage payments since 2015 plus interest.
I would offer him 20,000 as a starting point and work from there.
    Good luck.
  • How much are you earning now and how much will you be earning? How much additional income has the lodger been bringing in? You need to establish if you can get a mortgage ion your own as surely this gets down to the critical point of whether you will have to sell or not?
