Sale fell through, help please.

Hi,
I hope someone can help us.
we are first time buyers and applied for a mortgage in early December. It was agreed that same week with HSBC through a broker (who I would never wish to use again). The sale fell through today as the seller can not get his ex wife to agree to sell. only now aware that was the case.
Has the application for the mortgage ruined our credit even though we accepted it but never actually used it?
If it affected us, how long before we can get our maximum mortgage again?

An approved application isn't going to ruin your profile. Why would it, as nothing negative. Just a fact of life.0

Also a first time buyer here. We had a mortgage offer in October, decided not to proceed with the property and had another mortgage offer agreed 2 weeks ago, borrowing more than before with no issue. It would have been in December but Christmas got in the way. It shouldn't really make a difference.0

I read that the application alone has a negative effect regardless off a rejection or acceptance, is that not right?0

It simply shows as a search. One search isn't going to worry a lender.
Dozens might be an issue though.0
