If the advice and service is free of charge then it's unlikely you'd be able to do the whole thing cheaper yourself, especially given the added complexity of a new build purchase.
There is unlikely to be any difference in terms of products offered between the two advisers and unfortunately there's no way of knowing which option will give you a better experience until after you've done it.
Mortgage Bureau will be well versed in the new build market so I'd lean towards them personally.

Yes to be honest if we can get it done fee free, there is no point in doing it ourselves! We get peace of mind that everything will be done correctly
We are leaning more toward Mortgage Bureau as not only are they recommended by our developer, but like you say, they know the new build market well!
