Stuck in a montage with ex partner

Hi all :j
Just looking for some advice or to find out whether anyone else is in the same boat as me.
Took out a mortgage with my ex partner about 13 years ago when we bought a house together. We split up 10 years ago and I am still tied to the mortgage and he lives in our house.
I have asked him to sell the house so we cut our financial ties but he won't move out and refuses sell. His girlfriend and my 15 years old son live in the property too.
I have a new partner and want to buy a house with him but I know I will be refused as I am tired to the mortgage with the ex and am only working self employed earning around £5k per year.
A solicitor has said I need to take him to court to force the sale which could cost me thousands, is there any other way? Has anyone else experienced this problem and what did they do please?
Need help as I just want it to come to an end so I can move on with my life.
