Buying your freehold / ground rent

Our freehold owner seems really keen to sell it off to us. Is there a reason why. The price quoted is £1500 and there is 900 years left on the lease. The quote is the the equvelent to 40 years ground rent ? The property is worth £170,000. Lots of neighbors have also had this offer.
