Consent to let for a HMO

To cut a long story short I’m moving out of my residential home and in to my boyfriends house but looking to rent my house on a HMO basis because I have a friend living there who’s my current lodger and I would like to keep a room at the house for when I go back and visit family. I’m going to Nationwide for CTL but not sure if what their views would be on a HMO type let? Anyone had any experiences of this kind? Many thanks
