Seen paper work from agents valuing 140k-145k
So it's probably worth somewhere less than £140k. I would start being more concerned that it's worth as much as £130k, rather than whether it's worth too much.

I don’t think so, a nationally recognised estate agent offered him a cheeky 139k whilst I was there. But we’ll see.

    Do you actually believe that?

Ok, let me tell you the exact situation in a bit more detail and if yon think I’m being naive then I’ll look to get a proper survey done.

Identical properties in the same block of flats have sold between 155k - 165k in the past 2 years. The kitchen and bathroom are not modern and have 80’s decor so will need changing . I figured 2.5k on the kitchen and bathroom, doing the work myself, bar electrics.

I’m very intrigued why everyone thinks this is such a bad deal - I honestly don’t get it! sounds like if I put 30,40,50,60k discount you would all still come back saying it’s a bad deal!

There is no link. My neighbour agreed to sell it to me so hasn’t given the estate agents the go ahead to out this on the market.
