Wanted: Discount/tracker recomendation

Hi, This is my first post and I want to become a rate tart!
I'm looking for a discount or tracker interest only product thats going to save me money in the short term (2/3years) over the total product cost over that period fees included, for about £70k with no unfair extended tie-in clauses.
I did pretty well with my current tracker that is about to end as it's saving me well over 140 pounds a month! so I need to apply in the next few days.
I've seen a 4.99 product or two when searching the web but £2-3k in fees is just wrong!
Anyone got any tips on the best value products at the moment?
Tim

I'm guessing that "no-fees" tracker circa 5.98% options are going to come out a lot on the searches. I was really wondering if anyone knew of any specials that would save me a little more?0 -
I should have pointed out that we have good equity stats and no lending/credit issues. So, does anyone know of good direct trackers or discounts at the moment with no/low fees?0
