Mortgage Help

Good evening, long time lurker here looking for advice.
I'm currently a homeowner on a joint mortgage.
The person I'm on the joint mortgage with, currently lives in the house and I've moved out, currently renting with my family. I'm not paying anything towards the mortgage anymore.
The easy answer would be they buy me out but unfortunately, there is a charge ( think its a restriction with it being a joint mortgage ) on the property, and they don't have the funds and don't look like they will have in the near future either. Also their credit history is non existent.
Will we be able to remortgage to release some equity for them to get rid of the charge and buy me out or will their credit rating stop us?
Can I just go and get another mortgage, stay on the one I cant get off and have it It as a pension pot?
Lastly, whose best to speak to , a mortgage advisor or financial advisor or .... ?
Thanks.
