Lenders who will accept me without 3 months payslips

Hello everyone,

I will be upgrading my job in 2 weeks to a higher paid one. I have found a house that I can only afford with my new job that I want to apply for now!

People have told me in the past that there ARE a few lenders who would still be prepared to give out mortgages even if I cannot provide them with 3 months salary proof, as long as I have a solid employment contract.

I am aware that Tesco, Natwest and The Nationwide all lend under that criteria, however I wanted to compare a few more lenders. Can anyone let me know if they are aware of any other lenders, who will lend under that same criteria?

I know a broker could be a good way to find this out but my experience with them in the past has been not so good so I’d like to avoid brokers if I can.

  • This really is a case for a Broker. There are other lenders that don’t appear on your list that would be ok with your situation as long as you have the new contract and a near start date.

  • Don't be afraid of speaking with other brokers. Don't settle on one until they have instilled you with confidence. There are two types of brokers. Ones who tell you what you want to hear to get the business, and ones who tell you how it really is and what you have to do in partnership with them to get you mortgage ready.

    There are lenders who will look at people who have only been in their position a month, or are yet to start providing they have a track record of similar work. ALL will want to see some proof of income and may not issue your mortgage offer until its been received.

    There are lenders who will accept probationary period and some that won't.

    There are lots of factors that need to be considered and length of employment is only one of them.

    Whatever went wrong with your previous broker try and put it behind you. Some are more experienced or dilligent than others and there are some truly brilliant brokers out there.

    Some people would advocate working with more than one broker at a time, but be careful if signing fee agreements that they won't both charge just for the research part of the job!
